The fine print, in plain English
I keep this part short and honest because that's how I'd want it handed to me. These terms exist to protect your listing, your client relationships, and your license as much as they protect my work — they draw a clean line around what you're buying, what stays your call as the listing agent, and what nobody in this business can honestly promise. Read them once; they don't change per order. If anything's unclear, ask me before you buy — I'd rather answer a question than surprise a colleague.
Terms of Service
Scope of services. All products on this page are business-to-business marketing, design, and presentation consulting services provided to licensed real estate professionals. They are not real estate brokerage services, and no agency relationship is created with any buyer, seller, or client of the purchasing agent. Purchasers remain solely responsible for all decisions regarding their listings and for compliance with their own brokerage policies, MLS rules, and licensing obligations.
Eligibility and listing rights. By purchasing, you confirm that you are a licensed real estate professional and that, for any listing submitted, you are the listing agent of record or have written permission from the listing agent to submit it. You further confirm you hold the necessary rights to all photos and materials you provide. You are responsible for ensuring any deliverable you publish (including renderings, which must be disclosed as virtually staged or conceptual where required) complies with applicable MLS and advertising rules.
No outcome guarantee. These services improve presentation and strategy; they do not and cannot promise results. No specific outcome — showings, offers, sale price, appraisal value, or days on market — is promised or implied.
Not an appraisal; not legal advice. No deliverable, including market-response analyses, constitutes an appraisal, broker price opinion, or opinion of value, and none should be represented as such. All pricing decisions remain with the listing agent, their broker, and their client. Scripts and templates are provided as communication tools, not legal advice; use them at your professional discretion.
What's included — and what isn't. Pricing covers my expertise and the deliverables described. It does not include photography costs, materials, furnishings, labor, or trade work of any kind, unless photography direction or staging direction is explicitly agreed upon in writing or stated in the product description prior to purchase. Where included, photo editing is limited to light enhancement and staging is a light styling pass using what's in the home — not full-service furnishing.
Turnaround and revisions. Stated turnaround times run in business hours and begin when I receive complete materials (listing link, photos, and any requested details). Markup and analysis products include the deliverable as described; creative products (graphics, renderings, rewritten copy) include one round of revisions. Additional revisions are quoted separately.
Travel. In-person services are based out of E. Bayou Pkwy., Lafayette, LA 70508. Within 10 miles: no travel fee. Beyond 10 miles: $100 flat. Beyond 20 miles: $100 plus $10 per additional mile, measured by Google Maps driving distance and rounded to the nearest mile.
Payment, cancellation, and refunds. Payment is due at purchase. Orders cancelled before work begins are refunded minus payment processing fees. Because these are custom professional services, all sales are final once work has begun.
Confidentiality and portfolio use. Your diagnostics are confidential. I may use anonymized before/after examples for education and marketing only with your written permission.
Professional standards. Deliverables assess listings and marketing materials — never individual agents, photographers, or brokerages. I provide services in accordance with the NAR Code of Ethics and Louisiana Real Estate Commission requirements.
